1.

Making a booking – Bookings from persons under 18 years of age are not accepted.  When booking, the deposit stated must be sent.  Prices include water, gas bottles, use of swimming pool and sports equipment, and also electricity except between 15 October and 2 April inclusive when a heating supplement of 20 euros per week per property will be charged.  A Contract shall come into existence once your payment has been received.

Paying the balance – Your balance as shown on your booking confirmation is due 8 weeks prior to your starting date of your holiday.  Your confirmation will give full details.  For bookings made within 8 weeks of your start date, the full amount is payable on booking.

If you cancel – Cancellations must be notified immediately by telephone and confirmed in writing direct to us by post.  Cancellation charges are as follows:                 

      More than 8 weeks before start date              Deposit

      Under 8 weeks before start date                    Full accommodation costs

However, we will try to re-let the property and refund you any amount received, less reasonable administration charges.

4.

Arrival/Departure – The rental period shall commence at 3.30pm on the first day and finish at 10.30am on the last day.  Arrival time is between 3.30pm and 8.00pm.  Late arrivals (after 8pm Saturday or on Sunday) must be notified at the time of booking, or if unforeseen by telephone at the earliest possible time.  An approximate arrival time must be stated on the booking form.  The proprietors shall not be obliged to offer the accommodation before the time stated and the client shall not be entitled to remain in occupation after the time stated.  The proprietors cannot under any circumstances be held responsible for any situation arising from arrival outside the stated times.

5.

Breakage/Cleaning/Security Deposit – A deposit of 150 euros (£100) payable in cash (euros or sterling), will be required on arrival to cover breakages and/or final cleaning if deemed necessary, to be refunded (less any deductions) after a satisfactory inspection on vacation of the property immediately prior to departure.  If for any reason whatsoever it is not possible to inspect the property prior to departure, a refund by cheque will be posted once such an inspection has proved satisfactory.  All properties must be left clean and tidy on departure and ready for immediate occupation.  The proprietors reserve the right to levy a charge for final cleaning if such cleaning is deemed necessary.  Any breakages or damage to property will be charged at current replacement value.

6.

Equipment – All properties are fully equipped for the maximum number of occupants shown, including blankets and pillows (bed linen and towels are available for hire).

7.

Party Size – If the maximum number, including infants, as stated on the booking form is exceeded at any time, we shall have the right to demand that the extra persons leave the property.  Changes to the number of the party as given on the booking form must be notified to the proprietors as soon as possible.  The proprietors reserve the right to refuse to make available the accommodation to any person who, in the opinion of the proprietors, is not suitable to take charge.  In such cases, an appropriate refund shall be made and the Contract shall be discharged.

8.

Behaviour – The proprietors reserve the right personally or through their representatives to eject any hirer or member of the hirer’s party whose behaviour is unacceptable.

9.

Named parties – The hiring is on the understanding that only persons named in the booking form shall occupy the premises.

10.

Capacity – The maximum capacity for each property is indicated in the details provided and must not be exceeded without the prior agreement of the proprietors.

11.

Availability – Your booking is made on the understanding that the accommodation will be placed at your disposal on the date stated.  Should this not be possible through circumstances not under the proprietors’ control, the proprietors will make every effort to provide alternative accommodation, or to give a prompt and full refund of all money paid, but there will be no claim against the proprietors nor shall the proprietors be liable to pay any sum in excess of monies actually paid.

Pets – Pets cannot be accepted in any of the properties.

Smoking – Please note that smoking is not allowed in the apartments.

15.

Liabilities – The proprietors shall not be liable for any injury, loss, expense or inconvenience caused by reason of any defects in the structure of the property, plumbing, electric wiring, gas or water pipes, or any other cause whatsoever in connection with the property, or due to the failure in the supply of water, gas, electricity or other utilities, or the non-availability of facilities.

16.

Rural Homes – The proprietors cannot be held responsible for indigenous animals, birds and insects which may be present in or around the buildings.

17.

Visitors – Day and/or overnight guests must be agreed with the proprietors prior to their arrival.  Where possible 24 hours notice should be given.  Where agreement is given by the proprietors for the indicated capacity to be exceeded by overnight guest(s), a supplementary charge will be payable.  Please note approval may not always be given during periods of full occupancy of the properties.

18.

Our information sheets – The details are correct at the time of issue and they are published in good faith.  None of the facts stated are false or misleading to the best of the proprietors’ knowledge.  We cannot accept responsibility for errors contained therein or the results thereof.  All distances quoted are approximate and are given in good faith as a guide to facilities.
